JOB DESCRIPTION
Position Title: Travelling Superintendent
Location: Varies, Travel Required
Reports To: Director of Construction
Department: Operations
General Purpose: (Summary) 
To produce all construction projects awarded to Construction, Inc. in a safe and quality-conscious manner, in a reasonable timeframe, while maintaining compliance with a construction budget and schedule through leadership and supervision of employed Construction Supervisors, subcontractors, material suppliers and labourers
 
LIHTC (Low Income Housing Tax Credit) and Market Rate Multi-Family renovation experience is required. 
 
Qualifications/Basic Job Requirements: 
Responsibilities 
  1.                      Manage/Lead 
  • Responsible for managing and supervising 2-4 Construction Supervisors who report to you. 
  • Assess current production staff reporting to you 
  • Recommend and make necessary changes to facilitate efficient operations 
  • Developing Goals for staff reporting to you 
  • Coordination with architect/owner’s representative’s 
  • Assist in the development of project design, guidelines, and specifications for projects compliance 
  • Review and maintain compliance of construction drawings and specifications before and during construction 
  • Evaluate/Rank each subcontractor/vendor and keep list updated 
  • Make recommendations of any needed changes necessary to facilitate project efficiency and quality standards 
  • Keep records of all RFI’s, PCO’s, Meeting Notes, Weather delays or anything else that would potentially affect the projects assigned to you. 
  • Assist with monthly draw preparation. 
  • Update weekly meeting minutes and chair client OCO meetings 
  • Lead project start-up, hold weekly production coordination meetings 
  • Provide all close out documents 
  • Process required documents in a timely manner for staff to perform their duties 
  • Manage/Lead staff assigned to you to also process needed documents in a timely manner. 
 
Safety 
  • Oversee, conduct, and implement staff safety training 
  • Oversee/assign weekly Job Site Safety Meetings with Subcontractors 
  • Inspections of Job Site and Subcontractors with emphasis on compliance with OSHA guidelines 
  • Incident Documentation 
  • Facilitate Safety Manual reporting for each Project assigned to you. 
 
Quality 
  • Training staff to recognize and correct deficient workmanship for each trade and the final product 
  • Confirm that products and processes employed are compliant with the project specifications 
  • Present a professional and quality appearance in every way is represented 
  • Verify work is correctly performed and punched complete, prior to authorizing subcontractor payments. 
 
Time/Scheduling 
  • Assist in preparing MS project schedules on every project, at the beginning of every project. 
  • Update schedules weekly and maintain schedule compliance as the project progresses 
  • Adjust/adapt schedule to perform project in quickest manner. 
  • Train staff to prepare schedules, adhere to schedules and complete projects according to the schedule. 
 
  1.                      Cost 
  • Responsible for documenting and securing the construction project budget (Production Cost Sheet) through written subcontract agreements and material/service quotes 
  • Assist in the documentation and securing of subcontractor/vendor bids. 
  • Approving subcontractor/vendor invoices. 
  • Updating monthly Cost of Completion for each project. 
  • Build & Maintain Subcontractor Base 
 
  1.                      Meetings and Communication 
  • Conduct weekly staffing, production, and safety meetings. 
  • Convey project status of each project w/in company to Director of Construction. 
  • Create and maintain MS Project Schedules 
  • Create in-progress/look-ahead schedules 
  • Conduct trade-specific meetings
